Members collectively own and control the cooperative community in which they reside. Members buy a share in the cooperative corporation, which owns the land, building, and any common areas. Members receive the exclusive right to occupy a specific residence. There is a member-elected board of directors and professional management to direct and assist in operations ongoing.

Yes, Artessa Development and affiliate Lifestyle Communities take great pride in working with the members to ensure an environmentally friendly and sustainable building. The Artessa Cooperative is designed to perform with high energy efficiency in both the member residences as well the common areas. Artessa properties are built following sustainability practices that lead to a better living environment for the members and more responsible means of construction than many other developments.

The following identifies the primary sustainability and energy efficiency measures used in Artessa:

  • Electric Vehicle Charging Stations
  • LED lighting extensively through common amenity areas and member residences
  • Occupancy sensors are utilized in common spaces, such as stairwells and garages, to minimize energy consumption when spaces are lightly utilized or infrequently used throughout a 24-hour timeframe. Occupancy Sensors are also utilized for site lighting on parking and driving areas (Dark Sky Compliant)
  • Energy Star Appliances

Building Materials & Practices:

  • Low VOC paints, coatings, adhesives, and sealants
  • Recycled content (50% post-industrial; 25% post-consumer)
  • Regional materials (products produced within 500 miles of site)
  • Environmental flooring
  • Mold prevention materials for surfaces and shower/tub locations
  • Construction waste recycling, salvaging, and landfill diversion (up to 75%)

The tax benefits are similar to those you enjoy with a single-family home. The real estate taxes and mortgage interest payment associated with your monthly membership fee can be tax-deductible. 

Your share will increase at a fixed annual maximum compounded rate (typically 2%, but this rate can be found in the cooperative’s governing documents).  

We welcome pets at Artessa as long as they are well-mannered.  Please see an Artessa representative for requirements. 

Yes. No smoking is allowed in individual residences, common areas or on the grounds of the cooperative. 

We know that storage is an important feature when looking to make a move.  At Artessa we strive to include large spacious closets and cabinets within each residence as well as provide separate individual storage areas within the community for those items you treasure but might not use on a daily basis 

Once you’re ready to move forward, you’ll meet with an Artessa representative to complete a reservation agreement. This allows you priority to select the residence of your choice without a big financial and emotional commitment. The reservation fee is $1,000 and is fully refundable if you decide not to move forward, or it will be applied to your future purchase. 

One of the unique features of moving into Artessa is your ability to personalize your home to fit your taste.  As part of the buying experience, you will meet with the Design Project Manager to select a variety of custom options such as countertops, lighting, flooring, appliances, cabinets and so much more.   

Yes. Typically one nicely appointed guest suite is available for friends and family for a small fee that supports the cooperatives’ operating budget.   

At Artessa, you receive one underground heated garage stall with your purchase. Extra underground garage spaces are available for rent and are assigned based on availability and reservation priority. Additional surface parking is also available at no cost.
